Partner is seeking a Full-Time Project Manager and Quality
Assurance Lead for our Asset Data Collection & Management (ADCM)
practice. This position is responsible for data quality
assurance/control (QA/QC) integrity reviews, enhancing the ADCM
practice with innovative technology solutions, developing standard
operating procedure (SOP) instructions and training of staff,
working with clients to ensure all of their key performance
indicators (KPIs) and other necessary data metrics are collected
and delivered. Additionally, the position supports the Mechanical
Engineering Solutions (MES) Group and contributing on Facility
Condition Assessment (FCA), Asset Management, and Capital Planning
projects. ESSENTIAL DUTIES & TASKS Complete and finalize specific
project tasks according to deadlines and within budget
Communication with client and subject site representatives Proposal
compilation and organization Modifying proposal templates to fit
specific scope of work, property list, and project fees Preparation
of quality data from field collection efforts Perform other tasks
as assigned by the Program Manager ADCM role and various Client and
Project Managers throughout Partner associated with deliverables,
schedules, etc Data compilation and organization; client
deliverables commonly include: An equipment inventory database for
key MEPFLS system equipment and relevant asset information, such as
location, placement of QR/barcodes, manufacturer, model and serial
numbers, manufacture/install dates, capacity sizes, etc. Associated
opinions of cost to address any observed building deficiencies
and/or deferred maintenance in the immediate and short-term, as
well as over a reserve period by analyzing the Remaining Useful
Life (RUL) of the systems and equipment. A photo log to show
general overview of systems, equipment, and observed conditions.
Review of provided construction drawings/as-built documents and
existing building automation systems (BAS) or other central HVAC
control systems including setpoints, schedules, system
capabilities, etc. Research of manufacturer specifications and
other industry standards for facility maintenance and management
best practices. Interview property owners, management personnel,
facility engineers, third-party service providers, and local
government officials to develop an understanding of current
facility operations, conditions, historic repairs/replacements,
and/or any planned or on-going major capital improvement projects.
Report authoring and review for consistency and QAQC integrity.
Communicate with clients and management to discuss and develop
solutions to recognized MEP/FLS system concerns, as well as
customized consulting solutions and capital planning for clients;
and Perform other duties as assigned. SUPERVISORY RESPONSIBILITIES
Some formal supervisory responsibilities may be considered in this
position Project overview supervision with projects where
responsibilities include: Developing and updating no-code software
field data collection tools Training the field survey team via
webinars and/or in-person on-site Compiling and performing QA/QC
review tasks to ensure consistent databases and other deliverables
Working with clients to verify the databases and other deliverables
meet their expectations KNOWLEDGE, SKILLS, AND ABILITIES Ability to
travel 50+%, be on feet for multiple full days in a row, and
comfortable off/on ladders Proficient in MS Excel and other Office
suite Detail-oriented for QA/QC tasks in working with large
datasets of property and equipment information to ensure
consistency across all deliverables Excellent time management and
organizational skills. The position requires simultaneously
managing electronic deliverables for several ongoing assignments
Advanced knowledge of computer software - i.e., Microsoft Office
Suite products, such as Word for writing property condition
reports, Excel for cost estimating and data analysis, PowerPoint
for presentations and training, etc. Experience using no-code
software solutions, such as Fulcrum and ESRI based technology, as
well as Microsoft Power BI, are additional desired skills/abilities
Preferable experience with MS Power BI, Tableau, or other
interactive data visualization platforms Preferable experience with
Fulcrum, ArcGIS Survey123, or other mobile data collection software
Preferable experience with CMMS, EAM, IWMS, or other asset
management software QUALIFICATIONS Bachelor Degree or higher in
engineering, architectural, or other building related degree
program. solid understanding of all major MEP/FLS systems and
associated equipment needed. Prefer relevant experience in
mechanical, electrical, plumbing assessments CERTIFICATIONS and/or
LICENSES Desirable, but not required include: Engineering &
Business: FE/EIT, PE, PMP, CBCP Facility Management: FMP, CFM Cost
Estimation: CCP, CEP Energy: CEM, CEA, CMVP Excellent written and
verbal communication skills. Strong organizational and analytical
skills. Provide efficient, timely, reliable, and courteous service
to customers. Effectively present information and produce high
quality deliverables. FINANCIAL KNOWLEDGE Requires knowledge of
financial terms and principles, and the ability to calculate
intermediate figures such as percentages and discounts. Capable of
developing cost estimates for common equipment repairs and
replacements. PHYSICAL REQUIREMENTS Must be able to read, write,
speak & comprehend English Must be able to communicate clearly in
person and over the telephone Visual acuity adequate to perform job
duties, including reading information from printed sources and
computer screen Requires frequent bending, reaching, standing,
walking, sitting, pushing and pulling exerted regularly throughout
